In the future the value of individual UK properties will depend more and more on the presence of energy-efficient green features, it has been suggested.
While the Energy Performance Certificates bundled with Home Information Packs (Hips) already have a direct bearing on the marketability of a property, the National Home Improvement Council (NHIC) has said the green agenda is set to gain momentum in the coming months.
Increasing awareness of climate change coupled with a growing trend in government to incentivise energy efficiency will ultimately make it much easier to sell eco-friendly dwellings, with valuations reflecting the environmental and cost-saving benefits of such homes.
NHIC consultant Andrew Leech explained that with the rollout of Hips to all properties next month, energy efficiency is something all sellers "will have to take in to consideration" if they wish to get a favourable price for their home.
"Anyone who has an inefficient house and is thinking of selling in a couple of years time maybe ought to think about whether their house is efficient," he advised. "Do they have the right size boiler, have they got an insulated loft, if they have cavity walls, do they have them insulated?"
