The energy efficiency rating of a dwelling could have a direct impact on that property's mortgage rate in the near future, one expert is claiming.

With the recent launch of Home Information Packs (Hips), anyone buying a home will now receive a personalised Energy Performance Certificate for that property prior to purchase.

And according to Andrew Leech of the National Home Improvement Council, these certificates could eventually be taken into account by mortgage providers as well as prospective buyers - meaning it will become increasingly difficult to secure a favourable rate unless your property meets minimum energy standards.

He advised homeowners to move now to install technologies such as double glazing and loft insulation, insisting that there are immediate short-term as well as long-term benefits from such investments.

The Energy Saving Trust estimates that installing double glazing not only cuts the average home's carbon footprint by 740kg annually, but also leads to considerable savings in energy bills each year.
