Landlords are being advised to focus on energy efficiency in order to market their properties more effectively.
Energy Performance Certificates are a key feature of the government's newly-launched Home Information Packs scheme and according to Paragon Mortgages they could make green issues a decisive factor for prospective tenants.
John Heron, managing director of the firm, said that if someone is faced with a choice between two dwellings that charge similar rental amounts, the size of their respective carbon footprints is likely to become a crucial issue.
Not only will the presence of green features such as double glazing insulation lower energy bills and so save tenants money, but it will also satisfy the burgeoning desire among a majority of Brits to do their bit to help the environment.
"Landlords already provide high quality rental accommodation, but if they are looking to make improvements to the energy performance of a property, now is a good opportunity," Mr Heron concluded.
According to a recent survey, one in ten renters aged between 25 and 34 views their landlord as a member of their extended family.
